In today’s commercial real estate market, there are consistent opportunities to acquire battered income producing real estate that will yield above average returns with limited downside risk.  Our goal is to purchase a critical mass of commercial real estate using an aggressive acquisition program for investment - not a trade.

Rather than relying on the “all in” return (IRR) to come from 1/3 cash flow and 2/3 appreciation, Metropolitan will structure deals that rely on cash flow for 2/3 of the IRR and 1/3 appreciation to derive a targeted return of “high teens”.

Targeted acquisitions include properties with characteristics such as significant lease up potential, deferred maintenance, inadequate capital and non strategic ownership.  Therefore, Metropolitan will maximize the future value by improvements to the net operating income using an income stream that is marked to market.

This strategy takes advantage of the management team and its board of director’s broad experience.  Metropolitan has a transparent structure with significant experience in the commercial real estate industry.
